Fences -- Livestock

Nearly every state and/or locality has a law with regard to fences and livestock. Generally speaking, the laws fall into two categories: open range and closed range. As the matter is governed by state law and local ordinances, the applicable law should be consulted for further details.

Nonconforming Uses, Conditional Use Permits, and Variances

Zoning ordinances enforce or develop a comprehensive plan to divide property within a governmental entity's borders. The ordinances restrict a property owner's use of his or her private property so that the public's health, safety, and welfare are protected, maintained, and developed. Zoning ordinances affect the structures that already exist within the governmental entity's borders at the time the ordinances are enacted.

Contingency Clauses in Real Estate Contracts

In the context of real estate transactions, buyers and sellers agree to contingencies. A contingency is a clause in a contract that allows a party to escape his or her obligations under the contract in the event that certain conditions are not met.

Bailments

A bailment is created when, coupled with the intent to possess certain property, the bailee accepts the actual physical possession and control of the property. In the example, the bailment is created when the dry cleaner accepts the man's suit with the intent to possess the suit.
